What does renovation contractor insurance typically cost?
Premium depends on payroll, project size profile, residential vs. commercial mix, percent of work subcontracted, state, and prior loss history. Larger gut-renovation work prices very differently than cosmetic remodels. Final cost is subject to underwriting and policy terms.
What is course-of-construction insurance?
Course-of-construction (also called builders risk) covers the structure being renovated — including materials on site, in transit, and temporarily stored off-site — against fire, theft, vandalism, and weather while work is in progress. It's a project-specific policy that runs from start of work to occupancy or completion. The owner's existing property policy typically excludes work in progress, which is why the gap exists.
Do I need subcontractor default coverage?
Subcontractor default insurance (SDI) responds when a sub walks off mid-job, declares insolvency, or otherwise fails to perform — covering the cost to bring in a replacement and finish the work. It's a backstop on top of collecting subcontractor COIs and waiver-of-subro language, especially on multi-sub renovation projects where one electrical or plumbing sub failing can stop the whole job. Coverage is subject to underwriting and the underlying contract terms.
